Following the preparation and service of a Terminal Schedule of Dilapidations on the tenant our Dilapidations Consultancy were appointed to oversee and the tenant’s external and internal repair and decoration works to ensure compliance with our schedule.
Despite their best efforts the tenant failed to complete all works required to the property prior to lease expiry, due to access restrictions and inclement weather conditions. As such, a number of items were unable to be completed, whilst others were not undertaking to a standard which we deemed to be acceptable.
A cash settlement for the outstanding items was subsequently received from the tenant in order to compensate the Landlord for their failure to comply with the strict terms of their lease.
