With the continual review and improvement of the Building Regulation requirements, together with ongoing statutory liabilities associated with property ownership, occupation and development, our consultant Environmental Team are well placed to provide commercially driven advice and solutions.

COMMERCIAL EPC'S AND DEC'S

All commercial buildings being sold, let or constructed are required to feature an Energy Performance Certificate. Our consultant surveyors are qualified to provide these certificates to Level 3 and 4.

The Energy Performance Certificate will be based upon a detailed model of the building with its heating, ventilation and air conditioning services. It will provide a grading, carbon emissions rating and running costs. The model can then be used to assist with advice for future improvements.

From October 2008 all public buildings have required a Display Energy Certificate (DEC) that shows carbon emissions of the building over the last year. These are updated annually to show the improvements made.

Our team also work with national property occupiers and housing associations to assess their portfolios and provide reports and costs identifying effective improvements that can be made to reduce their running costs and carbon emissions. For corporate and public sector bodies, Social Responsibility is a major factor together with demonstrating very real long term economic savings that can be made with the introduction of various initiatives.

ENERGY COMPLIANCE WORK (SAP)

We have a number of qualified consultant NHER Authorised SAP Assessors who can provide guidance with ensuring residential building plans meet the requirements of Part L1A of the Building Regulations and that conversions, extensions or renovations of existing buildings meet the requirements of Part L1B of the Building Regulations. Both regulations relate to the energy efficiency of a building.

For new build residential properties, an NHER rating can be produced to include the onligatory SAP assessment and, where required, an Energy Performance Certificate.

ASBESTOS

With asbestos there is no room for uncertainty. Identifying, safely inspecting and managing asbestos requires the very highest standards and practices.

Our consultant Asbestos Assessors are accredited to UKAS Inspection Status to ISO/IEC 17020 (EN45004)*. Our consultants are qualified to carry out Type 1 and Type 2 surveys - visual assessments of occupied properties. We also carry out Type 3 surveys - being the more intrusive and destructive surveys, carried out on premises prior to refurbishment or demolition.
